Hot when he stumbles out of his room with bed mussed hair, when he's coming back from the shower glistening in a low slung towel, when he's cooking and nodding along to music in their kitchen. Nicky is dying and spends a lot of time hissing into the phone about it in Italian.
Joe is just trying to get through the last year of his masters and, while admittedly he's been having a little fun with it, knows it's probably time to try and weave the fact that he speaks Italian into a conversation with his hot house mate.

Joe falls in love easily and it's brought him a lot more disappointment than happiness. The people he falls for might be nice in the beginning, but once the honeymoon period is over it seems like they always find something to criticize. So after a string of relationships that always seem to end with his partners being critical of things that make Joe who he is, Joe comes into his 30s convinced he'll never settle down happily.
Then he meets Nicky, who seems to be genuinely nice and always says the nicest things about Joe's art. Joe has gotten his heart broken too many times to be willing to give this a chance, but over the course of many months and Nicky proving him wrong time and time again, Joe slowly starts to think his love life might not be a lost cause after all.

When Joe moved into the empty building across the street from Andy's tattoo studio, Nicky wasn't happy. He told Andy so, loudly, in the middle of the street, when Joe was right behind him. So Joe plants flowers Nicky's allergic to in the planters outside the studio. Nicky graffities the back door of Joe's building. Etc. Both frequent Booker's bakery, but never at the same time. They're constantly competing at the yearly charity bake sales over who has the best baklava. Eight years later, they're still not on speaking terms.
Then Joe hires Nile, an art student at the local university, as a part-time assistant, and Quynh quits her job as a photographer for National Geographic and comes back, and Andy and Quynh start planning a wedding, and Joe and Nicky are going to have to speak to each other.
